Land and Village Information.

To update you on the latest developments concerning the CCF Village, we will start with the selection and hiring of our Architectural & Design Firm, Semple Brown Design (You can click on the “CCF Village Development” link to learn more about them) and have begun the Master Planning stage. The Master Planning stage is the process of showing how the site elements are organized, including proposed locations of buildings, roads, parking, open space, etc. It’s basically the layout of the entire site on the land.

The next bit of news has to do with the Horizon Uptown Development. Lend Lease (Developer of Horizon Uptown) has a need to provide a means to irrigate their landscaping and parks on the Horizon Uptown development. To do so would entail building either an underground water storage tank, which is cost prohibitive, or constructing a retention pond, which is not feasible for them do the amount of property required for a pond. 

Lend Lease has approached us with the desire to purchase or lease 4 to 5 acres of our land as a possible solution for their problem. This presents a wonderful opportunity for us, without affecting the design and development of CCF Village. Our intent would be to sell, this would enable us possibly to retire, or pay down, our land debt, accelerate the Master Planning process.  It would also provide a wonderful lake water feature for our property (View Examples).

On March 8, 2010, the City of Aurora voted to partner with Lend to build Horizons Uptown. If the city had not voted in favor of this, Lend Lease would have put the project on hold or might not build at all (see the February 2010 newsletter for information). More news will be provided in the future as things continue to progress.

How much land do we own?
• CCF Purchased 3 separate parcels of land in 2008, a 35 acre, 20 acre, and a 9 acre parcel. All parcels border together to form a total of 64 acres where the CCF Village will be constructed.

Where is the land located?
• From I-70 & E470 junction, southwest a quarter of a mile
• From 6th Avenue, north a half of a mile
• From Colfax Avenue, south a quarter of a mile

What is the status of the land?
• There are small houses on both the 20 acre and 9 acre parcels that are currently renter occupied.

• The 35 acre is under an agriculture lease for the purpose of growing Hay/Alfalfa and to keep the land in good repair.
